Steve LaMothe explains the top 3 states Californians are moving to in 2026
Every year, more of our clients sell in California and start over somewhere new. Here's where they've been heading over the last 12 months, and what's changed.

It's been about two years since I last broke this down, and it's always one of our most-watched topics. Over the last 14 years, our team has helped around 1,500 sellers move out of state. It's something we really specialize in, and over those years we've watched clear trends in where Californians choose to go. So let's look at the last 12 months and the top three states our clients moved to.
Number three: Texas. Texas has been a destination for Californians for my entire career, and people still move there steadily. Ten years ago, though, Texas was number one or two on our list. It has slowly slipped, and much of that comes down to cost and weather. The parts of Texas people used to move to have simply become very expensive.
Number two: Idaho. Two or three years ago, Idaho was number one. As high prices pushed our clients toward other states, Idaho has fallen down the list, but it's still a very popular choice. Boise used to be the top spot for our clients. As costs there have risen, more people are looking at places like Eagle, or the area just outside Coeur d'Alene, where a city called Hayden has become very popular.
"If you're considering moving out of state, reach out six to twelve months before your move."
Number one: Tennessee. For our team, Tennessee is still the number one place Californians are moving, and it has held the top spot for the last three years. Prices there have gone up substantially in that time, but there are still some fabulous places in Tennessee that are very affordable. The climate is also fairly mild compared to Florida or Texas, where it can get really hot, and very cold in winter.
Within Tennessee, Thompson Station is a very popular choice. Franklin is very popular as well, though it's also very expensive. Murfreesboro is another great location. In general, I'd say anywhere within a 40- to 50-mile radius outside of Nashville is probably still the most popular area for our clients.
Plan your move early. If you're thinking about moving out of state, we recommend reaching out six to twelve months before your move. That gives us time to connect you with our partners in the state you're heading to, so together we can build a tight-knit plan and everything goes as smoothly as possible.
What this means for you right now. If you're thinking about buying, yes, interest rates are high, but there are some great deals out there. The market isn't as competitive as it used to be, and we're able to submit offers under asking price on lots of properties. If you're getting ready to sell and relocate, starting the conversation early is the best way to make your move easier.
